Community FAQs

We encourage all residents to submit online rental payments. Online rent payments can be submitted via one time ACH or setup as a recurring ACH payment, and can be scheduled between the 1st and the 5th of each month. Debit and credit card payments are accepted however there is a 3% service fee assessed when paying with a credit card. Personal, certified checks, or money orders can be mailed to:

Cash is not accepted. Rent is due on the first of each month, and is considered late on the 6th.

To set up online payments either automatic debit, or to make a one-time rent payment residents will need to establish an account with Rent Café the secure online resident portal.

Please complete a Notice of Intent to Vacate form and submit it within 30 or 60 days of your move out depending on your lease. If you must break your lease, please submit the form 60 days in advance. You may download a “Notice of Intent to Vacate Form” from our Resident Services page and submit to your Property Manager or to the Corporate Office. For your convenience you can email in your Notice of Intent to Vacate form to ntv@borgerproperties.com.

Renter’s Insurance is required at all Communities.  Each apartment must maintain a minimum $100,000 liability policy and must list the community as an additional interested party.

You will be required to pay a lease break fee, which is equal to either $500 if you are in a renewal lease term or a full month’s rent if you are within your initial lease term. You will need to submit the fee with your Notice of Intent to Vacate form at least 60 days prior to your move out. (see “What do I have to do to move out?”)

Yes, we permit transfers within the community, and to other properties within our community.  The following conditions apply for transfers:

Transfers within the initial year term

Residents must be current on rent and have a positive payment history.  If rent has been paid late more than three (3) times the transfer will not be accepted. The transfer will also not be accepted if the resident has two NSF payments, or has been taken to court for the non-payment of rent.  If rent has been paid late one (1) time and the transfer request is for a less expensive apartment, the transfer request will be accepted.

Residents will be required to provide a 30-day notice.

Residents will be required to pay a $500 transfer fee if they have resided in their apartment for nine (9) months or less.  If they have resided in their apartment for longer than nine (9) months the $500 transfer fee does not apply.

Residents will be required to re-pay any concession received for the initial lease term.

The current apartment must be clean, well-kept and have no damages.  An inspection will need to take place to ensure the apartment is in good condition.

Current income verification will need to be provided to ensure the resident meets income qualifications for the new apartment.  A credit screening does not need to occur.

A $400 Move-in/Pick-up & Go fee will need to be paid prior to the transfer being approved.  The initial security deposit will be refunded. If a pick-up and go fee was paid under the original lease it is considered non-refundable per the original terms of the agreement.

If a concession was provided as an inducement to lease the concession will need to be paid back.

Transfers following the initial lease term

Residents who wish to transfer AFTER the initial lease term (MTM residents, or residents who have renewed their lease) must meet the following qualifications:

Yes, we permit roommate and lease holder changes. The following conditions apply for roommate/lease holder changes:

Leaseholder Release WITHOUT co-leaseholder replacement

Residents who remove a lease holder but do not wish to replace the co-lease holder must meet the following qualifications:

The remaining resident must submit income verification providing evidence that alone they meet the minimum income requirements for the community.  If alone the remaining resident does not qualify for the apartment the lease holder who wishes to be removed will not be removed from the lease.

A $200 administrative fee to change the lease and all addendums must be paid at the time of the request.

A leaseholder release agreement must be completed and signed by both the remaining leaseholder and the leaseholder vacating which will relieve the vacating leaseholder of all rights and responsibilities to the apartment following the vacate date.  *Guarantors being removed will also need to sign the lease holder release agreement.

If the co-leaseholder who is vacating had a guarantor associated with the apartment, the guarantor will also need to be replaced should the remaining resident fail to qualify for the apartment.

No security deposit refunds will be provided.

Leaseholder Release WITH co-leaseholder (s) replacement

Residents who remove a lease holder and wish to replace the co-leaseholder with another resident must meet the following qualifications:

Both the remaining resident and new resident must submit income verification providing evidence they meet the minimum income requirements.

The new leaseholder(s) must complete and submit a rental application and a $50 application fee.

The new leaseholder(s) credit and criminal background will be run to ensure they meet the community acceptance criteria.

A $200 administrative fee to change the lease and all addendums must be paid at the time of the request.

A leaseholder release agreement must be completed and signed by both the remaining leaseholder and the leaseholder vacating which will relieve the vacating leaseholder of all rights and responsibilities to the apartment following the vacate date.

A new lease, and rent control disclosures (as applicable) will need to be signed.

No security deposit refunds will be provided.

In case of an emergency, we maintain a 24-hour emergency maintenance service for weekends, holidays and after management office operating hours. If you are experiencing a maintenance emergency please call (202) 363-2258, and the answering service will relay your request to the community maintenance engineers.

Emergencies include, but are not limited to: Water leak, no heat, gas leak, sewer stoppage, toilet or bathroom sink clog (if only one bath), no electricity, no hot water, kitchen sink clog, stove or refrigerator inoperable, fire, or any condition that endangers personal safety.

CALL 911 IN THE EVENT OF AN EMERGENCY REQUIRING IMMEDIATE POLICE, FIRE, OR MEDICAL ASSISTANCE.

Please refer to the lease agreement for terms and conditions regarding our package acceptance policy.  The following communities accept packages via Parcel Pending, a secured locker facility: 1900 Lamont, Archer Apartments, and The Rodney.  The Vintage and Parkway Apartments offer secure package services through Package Concierge. We do not allow one to sublease their apartment while away for an extended period of time. Please refer to your original lease for details.

Yes, we have a few communities that have either lot or off-street parking options. Please contact your Community Manager for more information.

We love our four-legged residents! Each apartment may have up to 2 pets.

The maximum weight per pet is 75 lbs., and the following breed restrictions apply:

Pit Bull Terriers, Staffordshire Terriers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinchers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, and Great Danes.

There is a $250 nonrefundable pet approval fee for the first pet, a $200 non-refundable pet approval fee for the second pet, and monthly pet rent of $50 per dog per month and $25 per cat or rabbit per month.

All Communities welcome service animals.

You are free to paint your interior walls any color of your choice. At move out, the walls must be returned to the original color and primed if the chosen paint color is bright or dark. You will be charged per wall if the walls are not painted back to the original color.

We do not permit residents to mount TV’s on the wall without first receiving permission. Installation must be completed by a licensed and insured professional and proof of insurance must be submitted to us in advance of the installation.
